According to a recent Times of Malta report on residential property prices, Malta’s Residential Property Price Index increased by 6.7% in the first quarter of 2026 compared with the same period in 2025.
Apartments recorded an even stronger increase of 6.9%, while maisonette prices rose by 5.3%.
The market also gained ground from one quarter to the next, with residential prices increasing 1.8% compared with the final quarter of 2025.

The Bigger Picture: Malta Real Estate Has Appreciated Significantly
Looking beyond a single year reveals just how much Malta’s real estate market has changed.
Newsbook’s analysis of Malta property prices reported that the Residential Property Price Index climbed from 72.54 in the first quarter of 2020 to 104.19 in the first quarter of 2026—an increase of approximately 44%.
Separate figures cited by Newsbook show the average house price increasing from €163,560 in 2020 to €237,749 in 2025.
That level of appreciation helps explain why property continues to play such an important role in wealth creation and investment in Malta. It also creates a very different market for today’s buyers than the one that existed only five or six years ago.
Why Are Property Values in Malta Continuing to Rise?
There isn’t one single factor driving Malta property prices.
Limited land availability remains a fundamental characteristic of the Maltese property market. At the same time, population growth, economic expansion, investment and continuing demand for housing have placed additional pressure on available property.
In an analysis published by The Malta Independent on the rising value of real estate, Central Bank of Malta Governor Alexander Demarco noted that Malta property prices increased by 73.6% between 2015 and 2025, compared with 53.5% across the euro area.
Importantly, the analysis suggests that Malta’s longer-term property appreciation has largely been supported by economic fundamentals rather than simply speculative price increases.
